NAATI Thai land title translation | Record type and registration entries
Translate the actual land-record type and recorded entries. A translated title is not a current title investigation, valuation or certificate that land is unencumbered.

Identify the land instrument without upgrading its status
Supply the heading, form and actual request. Title deeds, utilisation certificates and other land records have different status; preserve the category rather than calling every instrument a title deed.
Consult Department of Lands guidance on issuance and replacement documents. Contact the competent land office for a parcel’s current status or official copy separately.
Include reverse-side registrations and continuation pages
Show document, parcel and cadastral references, holders and relevant reverse-side entries. A front page alone does not establish who currently holds rights.
Preserve transfers, mortgages and other entries. Do not add an unencumbered-title statement without a current registry check; disclose outdated or incomplete sources.
Preserve area units without inventing values or coordinates
Check recorded rai, ngan, square wa and figures. Do not add absent coordinates, create a boundary map from a diagram or treat translation as a survey.
Distinguish any requested conversion and unit basis from source text. Valuation and suitability as security are for an assessor or recipient, not the translator.
Separate translator credentials from legal title advice
Where NAATI is required, verify CPN, certification and language direction. CCL is not professional translator certification, and linguistic credentials do not establish registry accuracy.
Identify the current recipient and purpose, not a legacy business-visa list. Scope advice about co-owners, inheritance or encumbrances separately.
Quote complete records rather than an assumed front-page service
Specify language direction, pages and attachments. Official copies, registry searches, copy certification and legalisation are not automatic inclusions.
Contact our team for a quotation. Agree delivery and corrections if new entries arise. No loan, visa or dispute outcome is guaranteed.
Questions before commissioning
Is the front page enough?
Check reverse-side registrations and continuation pages. The front may not show later changes.
Does translation confirm there is no mortgage?
No. A current registry check is separate. Translation conveys only the supplied record.
Will translation establish market value?
No. Use valuation evidence or an assessor required by the recipient separately.
